Access Statement

Hillside Bed & Breakfast is a Victorian residence built around 1880 offering six en-suite guest bedrooms. Whilst we aim to meet the needs of all our guests the age and design of the building might make access difficult for people with limited mobility. We are located on a small but steep hill with twelve outside steps, with handrail, up to the front door. All our guest rooms are on the first or second floors, the staircase is wide with deep treads and original pitch pine handrail. Rooms are not suitable for wheelchairs.

Pre-Arrival

We are located on a steep hill, west of the town centre, in a residential neighbourhood (part of Kendal’s conservation area). The road can be busy in the morning and evening rush hour but is generally quiet throughout the night. The nearest shops are 3 minutes walk (250 mtrs).

We are ideally suited to those travelling with or without a car. Kendal’s bus station is 10 minutes walk away with local and national bus services. The nearest bus stop is just under 150 metres. Buses run every day including Sundays.

Kendal has two local railway stations: Kendal Station is between Oxenholme and Windermere and is a 20 min walk; Oxenholme is a mainline station with trains to and from London, the south west and Glasgow. Oxenholme Station is approximately 1 and a half miles away and there are taxis available.

There are several local taxi companies and we can make bookings in advance for our guests.

Unfortunately, we are unable to accommodate pets.

Arrival & Car Parking

Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.

Check-in is between 4.00pm and 9.00pm car parking is on-street in residential parking bays. Upon arrival, please find a space and we will lend you a permit for the duration of your stay. We will be happy to assist you with any luggage.

Main Entrance

As our name suggests, Hillside is on a steep hill. There are twelve stone steps, with handrail, leading to our front door.

The front door is normally locked so please ring the bell on arrival.

Guest Accommodation – Public Areas

The hallway is 4ft wide and continually illuminated.

A selection of local information, maps, magazines and books are available in the entrance hall.

The staircase to the first floor has 15 steps; there is a hand rail on one side only. The stairs are carpeted.

We have 3 guest bedrooms located on the first floor: one superior double, one twin en-suite and one single en-suite. The staircase to the second floor also has 15 steps; again a hand rail on one side only, the stairs are carpeted.

We have 3 further guest bedrooms located on the second floor: two double en-suite rooms and one single en-suite room.

Hillside is centrally heated throughout but temperatures can be adjusted in each room using the thermostatic valves on each radiator.

Dining Room

Breakfast is served in the dining room located on the ground floor at the rear of the property.

There is a small step up from the dining room into the kitchen. The dining room has 6 tables and 10 chairs in order to seat each room on individual tables. The room is carpeted throughout and is central heated with radiators.

We do not have a lounge but guests are most welcome to make use of the dining room during the day.

Bedrooms

The en-suite facilities in our rooms consist of a shower, WC and wash basin. Complimentary toiletries are provided.

Complimentary refreshment trays are provided in all bedrooms (these include tea, coffee, hot chocolate, biscuits, sugar and milk portions). We are happy to provide fresh milk on request.

Hair dryers are located in a bedroom drawer. Trays are provided for muddy boots but we can place wet boots and clothing in our boiler room for drying. We have available, iron & ironing board, sewing materials and fans.

Our beds are made-up with white laundered cotton bottom sheet and covered with a hollowfibre duvet. All pillows are hollowfibre filled. Blankets are stored (wrapped) in or on the wardrobe.

We are happy to provide sheets and blankets if preferred. Please specify before your arrival if required.

There is a wardrobe, chest of drawers and reading lamps in each room. Seating is available in each room.

A Guest information folder and Lakeland brochure are provided in each room. Both contain details of local attractions and areas of interest.

Instructions in the event of a fire are located on the back of the bedroom doors.There are fire detectors and sounders in each room.

Additional Information

Hillside has a fire detection and alarm system throughout. Fire extinguishers are located on all floors.

In the event of a fire an alarm will sound. On arrival, please advise us if you have a hearing impairment and might not hear this.
In the event of a fire the building should be evacuated via the front door. We do not permit smoking in the house and it is now illegal to do so.

We are happy to cater for special diets or any particular likes or dislikes. Please advise us of these before your arrival. We always have a vegetarian alternative available.

We are happy to refrigerate medication (Below 5ºC).

Free wireless internet access is available throughout the property.
